Filing a claim for small claims court usually costs under $50 and you can easily act as your own attorney. You can file for amounts up to $3500.
Septic dye testing cannot be done during the winter months when the ground is frozen or snow covered. Funds are usually escrowed from the seller until the spring when testing can be completed so closing can go on as scheduled.

If an electrical service has been off for more than 3-6 months, a utility company will probably require an inspection by an electrical inspector before the service can be re-energized.
